Fantastic opportunity for an experienced QS / Quantity Surveyor to join this very professional Building Services Company based in Wymondham
You should ideally have several years’ worth of experience as a Quantity Surveyor in the Building / Construction / Roofing industry.
Responsibilities:
• Act as a specialist Roofing/ Building Quantity Surveyor
• Carry out detailed roofing (and associated building elements) surveys, scope and specify technical solutions that ensure roofing proposals meet all statutory compliance and industry performance standards. Prepare estimates/ quotations
• Analyse exact requirements and identify areas that have implications to Aspect Group Services Ltd. • Take into account health, safety, environmental and quality aspects of estimates
• Provide detailed “take-offs” and Bill of Quantities (BQs) using the Swiftest Estimating software and stock interfaces on Exchequer software package
• Develop in house rate build-ups, check against market and amended where necessary
• Work on traditional Plan and Specification and Design and Build Contracts
• Review weekly pricing enquiries received/ tender opportunities, summarise to Director’s/ Commercial Manager for determination and commercial viability
• Clearly mark BQs to identify items to be priced or have enquiries sent out, together with specification, prelim elements and appropriate drawings. Monitor and control enquiry process and dates for quote returns
• Oversee or complete the quote analysis comparison and make selection for inclusion in priced tender
• Contact appropriate person to arrange site surveys. Visit site and make all necessary record notes and take appropriate photographs. Assimilate information and take account of in tender pricing
• Assist with ensuring all quality, health, safety and environmental processes are adhered to
• Interrogate and analyse individual rates and prices, amend, create new or insert from material and subcontract quotes
• Using standard prelim forms build-up allowances for each project. Discuss construction sequence of project with contracts/ Operations department to enable a proposed construction period to be determined. Use to calculate prelim allowance. Consider other construction methods and determine the specific prelim requirements
• Re-assess build-ups taking account of all known conditions and requirements and adjust figures as necessary. Issue to Commercial Manager/ Director to have a cursory glance for errors. Make corrections if necessary. Seek feedback following all unsuccessful quotations/ITTs, etc.
• Prepare tender build-ups and arrange meetings with the Commercial Manager/ Director(s) to adjudicate the price prior to tender submission. Explain the project, the basis of pricing and the names of any other competing contractors
• Carry out adjustments to the tender based on the discussions in the meeting and complete tender documentation for submission by the due date
• Collate tender information and build-ups, and complete estimator’s written report section of the handover meeting. Arrange convenient meeting date with contracts/ Operations department within one week of letter of intent, contract of firm notice of intent. Attend meetings, explain project and handover documentation and additional copies as necessary
• Discuss the client’s requirements for a pre-tender meeting with the contracts/ Operations department and relevant Director and await an answer as to the proposed format Aspect Group Services Ltd.
• Constantly value engineer and best price client/ customer solutions
• Post-tender meeting with the Client team to carry out value engineering exercises if necessary liaising with the relevant internal departments and suppliers and/or sub-contractors as appropriate
• Contribute to business reporting and KPI data gathering at regular intervals for onward communication internally and sales pipeline/ forecasting
• Proactively seek new business opportunities and develop organic growth with existing/ new clients. Contribute to PQQ & ITT submissions
• Attend, contribute and lead all meetings, as required.
• Providing accurate and timely commercial information
• Work with colleagues in the commercial control structure to ensure that commercial targets, objectives and KPIs are achieved
• Manage and report monthly cost value reconciliation processes and present to Commercial Manager/ Directors
• Monitor timely cash collection in relation to WIP and debtors from clients/ customers
• Oversee the selection, vetting and placement of sub-contractors’ agreements and contractual conditions • Visit sites as required, make all necessary record notes and details
• Assimilate information and take account for invoicing and payment processes
• Collect and maximise all contractual variations, minimise contractual irregularities and problems
• Bring innovate solutions to department functions, including KPIs
• Strategically expand, preserve or improve commercial procedures, standards and policies
• Perform risk reviews, negotiating and agreeing contracts
• Ensure all stakeholders understand and adhere to contractual obligations, both legal and in line
• Discover areas of opportunity to maximise commercial advantages
Required
• BSc / HNC or equivalent in building or surveying
• Minimum of 5 years’ experience in Roofing and building construction environment. Knowledge of building, material components, building regulations, estimating (including taking-off) and H&S.
• Previous estimating experience of at least 3 years
• Management skills – programming, planning, compiling reports.
• Driving license holder
• Contract Surveying experience – standard forms of contract, Knowledge of schedules of rates/ Frameworks; Organised and efficient Project Management; Experience of budgets, profit & loss control and departmental management; Competent understanding of ISO 9001, 14001, 45001
